Buyers and Tenants

1. Pre-approval letter*, POF (proof of funds)*? (*Required from every buyer working with CS Realty and cooperating agents on CS Realty listings).
2. Additional documents that may be needed: verification of employment and credit score / list of debts, questionnaire, photo ID.
3. The following forms are MANDATORY, as per NYS License law, for every buyer working with a Realtor as a Buyer's agent: Exclusive or Non-Exclusive Right to Represent Agreement.
Tenants will need the following to view properties:
Minimum requirements to work with CS Realty agents, unless the landlord has requirements less than stated below.
We will accept your verbal confirmation of the below, and only ask for hard copies when you apply for a rental and fill out a rental application.

1. Min Household Income, 38x the rental. Min Yearly income of $xxx,000 (Click here for income chart) must be verifiable thru W2's, Paystubs or any other verifiable lawful income source.
2. Credit 695+ provide copy of credit report.
3. Must be able to sign a lease immediately for occupancy within 1-30 days.
